Terms of Service

These Terms govern your use of the BharatLocal mobile app and website, operated by Kopps Software Solutions Pvt Ltd ("we", "us"). By using BharatLocal, you accept these Terms in full.

1. What BharatLocal is

BharatLocal is a property discovery and verification platform connecting buyers, sellers, and builders in India. We provide information, AI-generated scoring, and trust signals — but we do not act as a broker, agent, or guarantor of any property transaction. All deals happen directly between the parties.

All payments are processed by Razorpay. BharatLocal does not store card or UPI credentials. Failed payments do not activate subscriptions. Disputed transactions: contact us within 7 days at support@bharatlocal.app.

BharatLocal provides information "as-is". We are not liable for:

Total liability (if any) is capped at the amount you paid us in the preceding 12 months.

10. Disputes & governing law

These Terms are governed by Indian law. Disputes will be resolved by binding arbitration in Hyderabad, Telangana, in English, per the Arbitration and Conciliation Act, 1996. Courts in Hyderabad have exclusive jurisdiction for matters not subject to arbitration.

11. Termination

We may suspend or terminate your account for breach of these Terms with or without notice. You may delete your account anytime via Settings → Privacy → Delete Account, or by emailing admin@bharatlocal.app.

12. Changes

We may update these Terms. Material changes notified in-app 14 days before effective. Continued use = acceptance.

BharatLocal is currently in pilot testing. Features, prices, and availability may change without notice. Use at your own risk.

  • No financial / investment advice. AI Buy Score, Fair Price chip, future-price forecast, EMI calculator, and loan compare are indicative tools, not professional advice. Consult a SEBI-registered advisor before any property investment decision.
  • No legal advice. AI Document Verification is a sanity-check tool only. It is not a substitute for a qualified lawyer's title search, encumbrance review, or contract opinion. Always engage your own advocate before signing or paying token money.
  • Data accuracy. Property listings, RERA data, locality scores, and price benchmarks are best-effort from public sources. Verify independently before any transaction.
  • Provided AS-IS. No express or implied warranties of merchantability, fitness for purpose, or uninterrupted service during the pilot phase.
  • Pricing is provisional. Pilot prices (Premium ₹99/mo, Builder Basic ₹4,999, Builder Premium ₹14,999, Boost ₹499/₹1,299) may change at general-availability launch.

Beta / Pilot Phase Clauses (additional to general Terms above)

1. Early Access Status

As of the date you are reading these Terms, BharatLocal is in early access / pilot testing phase. Features may be added, modified, or removed without notice. Some advertised features may be partially implemented or in active development. Continued use after such changes constitutes acceptance.

2. "AS-IS" Service Provision

The Service is provided on an "AS-IS" and "AS-AVAILABLE" basis. To the fullest extent permitted by applicable Indian law, Kopps Software Solutions Pvt Ltd disclaims all warranties of any kind — express, implied, statutory or otherwise — including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement, uninterrupted availability, error-free operation, or that defects will be corrected.

3. No Financial or Investment Advice

All numerical outputs — including AI Buy Score, Fair Price chip, future-price forecast, EMI calculator, loan-compare bank rates, true-monthly-cost computation, locality intelligence score, and builder reputation score — are indicative tools generated from publicly available data and statistical models. They do not constitute personalised financial, investment, or property-acquisition advice. You should consult a SEBI-registered investment advisor and/or a qualified property valuer before any purchase, sale, or financing decision.

4. No Legal Advice

AI Document Verification, RERA verification badges, FTL/buffer-zone checks, utility-NOC flags, and any document analysis features are preliminary, machine-generated sanity checks. They are not a substitute for review by a qualified lawyer or advocate enrolled under the Advocates Act, 1961. Always engage your own legal counsel for title search, encumbrance verification, sale-deed drafting, and dispute resolution before signing any agreement or transferring funds.

5. Data Accuracy

Property listings are submitted by individual sellers, builders, or channel partners. Locality intelligence, price benchmarks, and growth-rate computations derive from public data sources whose accuracy and timeliness we do not control. RERA verification is synchronised from state RERA portals on a best-effort nightly basis; sync failures or stale data are possible. You must independently verify all material facts — including but not limited to ownership, title, encumbrances, area, price, RERA status, and locality information — before any property transaction.

6. Limitation of Liability

To the maximum extent permitted by Indian law, Kopps Software Solutions Pvt Ltd’s aggregate liability arising from or related to the Service shall not exceed the total amount of fees paid by you to BharatLocal during the twelve (12) months preceding the event giving rise to the claim. For free-tier users, this cap is INR 1,000 (Rupees One Thousand only).

7. Indemnity

You agree to indemnify and hold harmless Kopps Software Solutions Pvt Ltd, its directors, employees, and contractors from any claims arising from your use of the Service in violation of these Terms, including but not limited to false listings, fraudulent transactions, or any breach of applicable Indian law.

8. Governing Law & Jurisdiction

These Terms are governed by the laws of India. All disputes shall be subject to the exclusive jurisdiction of the courts in Hyderabad, Telangana.

9. Termination of Pilot Programme

Kopps Software Solutions Pvt Ltd reserves the right to terminate or restructure the pilot programme at any time, with reasonable notice via the App or email. Active paid subscriptions at the time of termination shall be honoured to expiry or refunded pro-rata at our discretion.
